Sales "Up" Inventory "Down"  
 
As was the case for March, April sales volume continued to be up as much as 16 percent after comparing the last two 12-month periods. 
 
 
The total number of homes sold for all areas thus far for 2012 is 778. Last year's total this time was 681. The current average price is $441,427 and median for the same areas is $376,500.  Both the average and median prices are up from last month's numbers. 
 
The average number of days homes are spending on the market is 110; This figure for 2011 was 108. Days on Market is determined by the time a home goes onto the MLS and when it goes into escrow and is noted as a "pending sale."
 
Lastly, the average "list-to-sale-price ratio" remains 96 percent; for 2011 this ratio was also 96 percent. This statistic is the difference between what a home is listed for versus what it actually sells for. Finally, the current average inventory of unsold homes is 4.16 months; last month it was 4.20; and for 2011 it was 4.66.  The latest inventory number is at an all-time low. 
 
 
What are the current trends?
 
 
As was stated last month, "well-priced entry level homes continue to be snatched up by first-time buyers and investors alike."  This price range is also expanding from the low $300,000s to the mid and upper $300,000s. 
 
Properties in the middle and upper price ranges are also selling-- providing they've been priced correctly.
 
Special Note:  If you want to "test" the market by over pricing your property for more than what the local data suggests, your home will sit on the market while you help to sell your competition.

Interest Rates . . .  
 
Rates continue to be held down artificially by the Fed--  who continues to suggest that this trend will continue until 2014.  We'll have to wait and see on that one . . . .

Pickering Update . . .
 
Finally, Paul and I celebrated our 11th wedding anniversary a little early this year by visiting our favorite "City by the Bay" and rooting the San Francisco Giants on during their home stand with both the Miami Marlins and Milwaukee Brewers.  It couldn't have been any more romantic-- especially for a couple of baseball fans . . . .
